Navigating a San Francisco Condo Purchase in the Era of High Interest Rates

You may have come across multiple headlines about the soaring interest rates and a resulting hesitation among potential home buyers. But the situation is more nuanced than that. Real life has its own rhythms and often dictates the need for a new home. Maybe you’re tired of pouring money into someone else’s mortgage, or your family needs more space, or perhaps a new city is calling you to put down roots. Whatever your story, it seems many home buyers are beginning to adapt to the realities of a higher-rate environment.

Let me share a heartwarming story about a couple I recently worked with. They were tired of the endless cycle of rent and were ready to own a home, even in the face of higher interest rates. What we discovered was an opportunity in the falling property prices in their dream neighborhood. We went on an exciting journey, exploring condos in various price ranges, from shiny new builds to charming resales. One new construction had an interesting quirk – a windowless second bedroom thanks to new building codes. The room was cozy yet rather unusual.

It didn’t take long to find this couple a condo that they absolutely fell in love with. It was listed at $1,695,000, just a touch above their budget. Here’s the intriguing part: the same condo would have been priced $100,000 more just a year ago! So, we sat down, heart-to-heart, and evaluated their needs, desires, and circumstances. Suddenly, a condo that was once slightly out of reach seemed like a real possibility due to its reduced price. They could negotiate terms, add contingencies to their offer – options they may not have had in the previous year’s market. After considering all this, plus the current higher interest rates, they decided to go ahead and make the offer.

Would it surprise you to know that the identity of your buyer’s agent can play a role in how your offer lands? Top-tier agents usually represent dependable clients who are easy to work with, leading to smoother and less stressful transactions. In this case, the selling agent and I had a good relationship, which allowed me to negotiate a fair price for the condo that both my clients and the seller were pleased with.

Are you contemplating buying a home but feeling unsure? Please don’t hesitate to connect with me. Let’s talk about your options and maybe, just maybe, you’ll find the clarity you need to make the right move – whether that’s proceeding with a purchase or taking a different path.
