As part of our home selling process, we'll conduct a thorough review of the most recent sales activity in your area to help determine the optimal time to put your home on the market. This includes analyzing recent home sales data, market trends, and other relevant factors to get an understanding of the local real estate market.

By evaluating this information, we'll be able to identify the most opportune time to list your home, taking into account factors such as seasonality, current market conditions, and any other relevant considerations.

Property Condition

Once we've had a chance to walk through your property, my team and I will provide you with recommendations for property preparation to help ensure that your home is presented in the best possible light. This may include suggestions for minor repairs or upgrades, decluttering and staging advice, and other tips to help showcase your home's best features and make it more appealing to potential buyers.

We'll not only help you prepare your property for sale but also make sure that you're fully compliant with all the necessary regulations. This may involve reviewing required inspections or disclosures related to the property's condition. Our aim is for your home to show its best!

Marketing and Exposure of the Property

As part of our home selling services, my team and I will handle all aspects of marketing and advertising your property to ensure it receives the widest possible exposure to potential buyers.

This includes arranging for professional photography and videography to showcase your home's best features and create an engaging and visually compelling marketing campaign. We'll also create custom marketing brochures and other promotional materials that highlight the unique features and value of your property, and develop a tailored marketing strategy designed to reach the right buyers at the right time.

Showings and Open Houses

During the marketing period, my team and I will work diligently to arrange showings and open houses to showcase your property to potential buyers. We'll take care of all the logistics, including coordinating schedules, preparing your home for viewings, and ensuring that buyers have a positive and engaging experience.

Throughout this process, we'll also keep you informed on market feedback and buyer interest, providing you with regular updates on the level of interest in your property and any feedback we receive from potential buyers. This information will be invaluable in helping you make informed decisions about how to proceed with the sale, including whether to adjust pricing, marketing strategy, or other key factors.

Negotiation of Offers

Once we've received offers on your property, my team and I will carefully review them with you to determine the next best step. This includes advocating on your behalf, providing insights into market trends and buyer preferences, and working tirelessly to negotiate favorable terms and conditions that meet your needs.

Inspections and Contingencies:

During the inspection contingency and remaining contingency time frames, unexpected situations may arise that require attention and action, which can be unsettling. Whether it's a surprise repair issue, a delay in financing or any other unforeseen challenge, my team and I will be there to help you assess the situation, provide guidance on your options, and take swift action to help you achieve your goals.

Close of Escrow

Once all contingencies have been removed and everything is in order, I will guide you through the closing process. And then it is time to celebrate a successful sale!
